- Drainage and minor structural—making sure the foundation hasn’t cracked, shifted or settled, causing improper water drainage

- Roof, doors and windows—searching for such items as improper flashing, poor attic ventilation, lack of caulking and wood rot
- Furnace and air-conditioner—checking for gas leaks and abnormal carbon-monoxide levels and determining age and condition
- Maintenance—looking for peeling paint, loose caulk and damp siding
- Plumbing—checking for corroded or clogged drain lines and improper venting
- Ventilation—ensuring there is proper attic ventilation and that rooms with exterior walls have heating vents
- Environmental—testing for radon and mold
